Most parking lots don’t need to be replaced. They need the failed sections fixed properly, before those failures spread. Excavation and full-depth repair
When pavement is sinking, rutting or breaking into a web of cracks, the problem is usually below the surface. Water has reached the base, and freeze-thaw has done the rest. Patching over the top of a failed base doesn’t last.
Full-depth repair means cutting out the failed section, excavating the damaged material underneath, rebuilding and compacting the base, and paving new hot asphalt back in. The result is a repair that carries traffic like the pavement around it, instead of a patch you’re back to fix next spring.
Asphalt patching and pothole repair
Not every failure goes deep. Surface patching handles potholes, raveling and isolated damage where the base is still sound. We square up the damaged area, clean it, tack it and fill it with hot asphalt, then compact it level with the surrounding pavement so it doesn’t become a trip hazard or a place for water to sit.
Potholes near entrances, drop-off lanes and accessible parking spaces are a liability as well as an eyesore. Those are the ones we prioritize.
Asphalt milling
Milling grinds off the top layer of worn or damaged asphalt so new asphalt can go down at the right height. It’s how we:
- Keep grades and drainage right: paving on top of paving raises the surface every time. Milling keeps curbs, gutters and drains working the way they were designed.
- Keep transitions flush: at entrances, sidewalks, doorways and building edges, where a raised lip becomes a trip hazard.
- Remove surface failures: cracked, oxidized or rutted surface material comes off completely instead of being buried.
Milling is often paired with an overlay. Together they’re called a mill and overlay, and they’re one of the most common ways to renew a commercial lot without full reconstruction.
Repair or replace? How we decide
We walk the lot and look at what’s actually failing and why. A lot with a few failed areas and a sound base is a repair job. A lot where the base has failed across large sections may need more. Either way, you’ll get a written scope that shows what needs attention now, what can wait, and what happens if it waits.
After repairs, crack sealing and sealcoating are what keep the rest of the lot from following. Many of our clients put their properties on an annual parking lot maintenance program so small problems get caught early.

Common questions
What causes potholes in Kansas City parking lots?
Water gets into cracks, freezes, expands and breaks up the pavement and the base underneath. Kansas City’s freeze-thaw cycles make this worse every winter, which is why unsealed cracks turn into potholes by spring.
Will you have to close our parking lot?
Rarely. We phase repairs by section so part of the lot stays open, with a clear route to your entrances. If your lot would need a full closure, we’ll tell you up front.
Is a patch as good as new pavement?
A full-depth repair, where the failed base is excavated and rebuilt, is built to carry traffic like the pavement around it. A surface patch is the right fix when the base is still sound. We’ll tell you which one each area needs.
Do repairs affect accessible parking?
Resurfacing and restriping can trigger ADA requirements for accessible spaces at covered properties. Routine patching and pothole repair generally don’t. If your lot needs attention there, we’ll point it out.
